The Senior Manager of Finance Real Estate and Development is responsible for a variety of responsibilities within the Real Estate & Development Department. These responsibilities include development and analysis of all Retail Marketing investment proposals, periodic reviews of Total Market Planning, development of model assumptions for new sites and remodels, weekly reporting on development project financials and costs to the accounting team and providing summary rollups of project financials to senior construction leadership notifying them of potential issues or cost overruns.
This role will assist in the continued development and implementation of the Wills Group s Total Market Planning strategy and three Economic Value Added (EVA) methodology components: Build, Operate, and Harvest. The incumbent will also play a pivotal role on special projects as such opportunities are identified and reviewed. The primary responsibility of the position is to assist the Real Estate and Construction team in development and review of new site opportunities and existing site redevelopment opportunities. Additionally, the incumbent is responsible for developing all EVA Models and presentation of investment proposals to The Wills Group s Investment Committee.
How You'll Make an Impact
Develop investment proposals for Wills Group s Investment Committee. The proposals are developed with members of the Real Estate & Development team with input from other key stakeholders from the Brand Marketing, Operations, and Pricing, Supply, & Logistics teams.
Build and analyze all development models for the company s investment proposals.
Work with the Real Estate & Development team to review and analyze new site opportunities, existing site redevelopment opportunities, purchase of ground lease sites, etc.
Assist in the development and ongoing maintenance of Retail Marketing s Total Market Site Plan with input from key stakeholders within the organization to maximize long-term returns.
Track, monitor and report on ongoing construction and development projects. Pull and review reports, analyze data, and generate insights for the construction and development team.
Evaluate metrics of new and existing site opportunities including traffic patterns, demographics, psychographics, competitive landscape, and co-tenant landscape to develop model assumptions for investment opportunities.
Manage the New Development Process which includes scheduling meetings with key stakeholders to develop project proposals and EVA Models for investment opportunities.
Assist in Special Project Development which includes review of Acquisition opportunities and Divestitures.
Embedded role in the Real Estate and Development team with dotted line reporting into the Director of FP&A and the CFO.

What We're Looking For

BA in Business Administration or Finance is preferred, MBA or advanced degree a plus
Seasoned financial analysis and modelling experience
Strong knowledge of retail real estate, real estate analytics and construction project management
Ability to collaborate effectively
Attention to detail and results oriented
Communications skills; both orally and in writing
An understanding of finance (including familiarity with measuring investment returns) and an in-depth knowledge of financial modeling tools
A general understanding of real estate evaluation and construction analytics
Strong presentation skills
Availability and Travel
This is a hybrid role will require 3 days in office, with the remainder remote; our core operating hours are Monday through Friday from 8:00 AM EST to 4:30 PM EST.
