We will empower you to lead, develop deep expertise , and find new approaches to solving the toughest challenges.P osition Summary :Perform commercial operation al and maintenance duties at the Chamber s headquarters from approximately 1 1am 7 p.m., Monday Friday.W hat you ll do ( Responsibilities ) :+ Operate, maintain , and log all HVAC and MEP equipmen t.+ Complete staff service requests and maintain positive staff relations through prompt and courteous responses.+ Perform preventive maintenance and repairs on HVAC equipment, plumbing, and electrical systems.+ Change filters, clean coils, grease motors, replace light bulbs and ballasts, inspect and adjust belts, and conduct regular equipment inspection.+ Maintain computerized and manual equipment logs detailing preventive work performed.+ Clean and paint equipment.+ Order stock and conduct inventory of parts and supplies.+ Respond immediately to emergency situations and customer concerns.+ Review elevator maintenance records and confirm that maintenance is performed per agreement.+ Inspect the condition of elevator machine rooms and report any deficiencies.+ Monitor active construction areas and confirm that contractors are following building rules and regulations.+ Coordinate fire alarm and sprinkler shutdown with contractors.+ Coordinate quarterly fire alarm testing and maintenance with building vendors.+ Maintain and operate life and safety fire systems.+ Read meters and equipment.+ Perform carpentry and minor repairs on doors, hardware, locks, windows, ceilings, and floors.+ Troubleshoot, evaluate, and recommend upgrades to maintenance operations and implement savings opportunities.+ Inspect the building, grounds, and equipment for unsafe or malfunctioning conditions and report findings to management.+ Inspect new installation for compliance with building codes and safety regulations.+ Comply with all applicable codes, regulations, and company directives related to building operations and safe work practices.+ Regularly communicate with building operations management, engineering staff, security, staff, and vendors.W hat you ll need to succeed (R equirements ):+ 3rd class DC License. Relevant equivalent licenses from other jurisdictions may be acceptable. O perating experience of 5 + years in a 250,000 sq. ft. commercial building .+ Knowledge of chillers, boilers, and air handlers and accompanying operating software.+ An understanding of OSHA guidelines and the ability to ensure that all equipment is maintained to appropriate guidelines and standards.+ Ability to follow verbal and written instructions and make written recommendations to supervisors and contractors to resolve building-related problems.+ Demonstrated skills operating manual and power-driven tools.+ Experience with automated building management systems.+ Ability to interpret mechanical, electrical blueprints, and schematics.+ Strong multitasker with the ability to work in a fast-paced environment and meet deadlines.+ Team-oriented problem solver with strong time management skills.+ Ability to stoop, stand, and climb ladders and frequently lift a minimum of 50 lbs. for a distance up to 30 ft. (e.g., pumps, tools, and ladders).+ Able to safely install rigging and utilize a lifting device.+ Commitment to maintaining a professional appearance and manner.+ Willingness to perform occasional off-site duties using a personal vehicle.+ Flexibility to work overtime and extended periods without relief when responding to priority or emergency situations.What will make you an exceptional candidate ( P referred Skills ):+ DC 3rd Class steam engineers license .
