What you will be doing:
You will be the company's "management representative" and will be responsible for the safe completion of the projects on time, within budget while maintaining the company's quality standards and importantly the customer's satisfaction.
Support the effectiveness of the Superintendent and the project staff Supervise onsite personnel and subcontractors.
Concentrate on long-term planning, scheduling, and the identification and resolution of possible "roadblocks" and "pitfalls" prior to having an impact on the project. Negotiate with contractors to receive reasonable order costs
Ensuring that all logistical support is completed in a timely manner so that the Superintendent can concentrate on the daily and weekly direction of the company's resources and coordination of subcontractors.
Manage our team that includes: architectural and design team, construction manager, expediter, and consultants for elevator, kitchen, landscape, among others.
Monitor overall schedule, design deliverables, and keep the project on track.
Maintain overall project budget including approval of the use of contingencies for change orders, etc.
Participate in bid qualification meetings with all vendors, contractors and subcontractors.
Prepare monthly requisition and owner's reports.
Review and approve invoices.
Coordinate and monitor insurance and all submissions to the relevant local authorities/jurisdiction(s).

A Successful candidate will possess the following:
FOUR YEAR college or university program certificate plus TWO TO FOUR years proven project management experience; or minimum SIX TO SEVEN years of proven field experience and progressive career in construction.
Must be/become proficient in all aspects of Prolog project management system. Prior experience with scheduling software (possibly P3 or Surtrack.)
Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community in a professional manner.
Ability to effectively present information and transfer factual information to top management, public groups, and/or boards of directors.
Contract bidding, master schedule, document control, safety, and budget control.
