Responsibilities As a Director of Asset Management for Multifamily with Hines, you will be a critical part of the Multi-Family Asset Management team on all new acquisitions and existing assets across all types of multi-family within primarily the Midwest region, but also supporting, as needed, the Southeast and Canadian regions. Responsibilities include, but are not limited to: Develop and implement strategic business plans for assigned portfolio of multi-family assets under the direction of the Managing Director and Senior Managing Director of Asset Management, aligned with overall company objectives. Oversee the day-to-day operations of assigned properties, ensuring compliance with all legal and regulatory requirements. Conduct comprehensive financial analysis, prepare budgets and forecasts, and identify opportunities for cost optimization and revenue growth. Lead and mentor multi-family operations and leasing team(s), providing coaching and guidance to achieve individual and team goals. Foster strong relationships with property management teams to ensure alignment and execution of strategic initiatives. Approve major contracts with vendors, service providers, and residents. Identify and evaluate potential acquisitions and dispositions, providing due diligence and investment analysis. Stay current on industry trends and best practices in multi-family asset management. Prepare and present comprehensive reports to senior management on portfolio performance and market trends. Regular, recurring calls and meetings with property management and ownership teams to ensure asset goals and budget are being met. Perform onsite property visits and conduct property reviews to evaluate performance. Oversee lease expiration management and pricing strategy for new and renewal leasing. Qualifications Minimum Requirements include: Bachelor's degree required (in Business Administration, Real Estate, Finance or related field) from an accredited institution. Six or more years of experience in multi-family asset management, with a proven track record of success. Demonstrated expertise in financial modeling, analysis, and budgeting. Strong leadership and communication skills, with the ability to motivate and mentor a team. Excellent interpersonal skills and the ability to build strong relationships with stakeholders. Proficient in Microsoft Office Suite, RediQ, AIRM/Yieldstar, Apartment IQ, Entrada, and other relevant software programs. Ability to lead a team providing leadership and mentorship for team development. Possess the highest degree of integrity. Be a risk taker. Effective interpersonal communication (verbal and written) and listening skills. Analytical problem-solving skills capable to undertake detailed analyses and make well-reasoned, decisive recommendations. Own one s decisions. Demonstrate prioritization, organization, and time management skills necessary to balance competing deadlines. Ability to multi-task in a complex high-volume environment and competency to work with all levels of management and personnel on critical projects. Ability to withstand long working hours, which are frequently necessary. Ability to travel as required based upon multi-family portfolio.
