This person will work as part of the project team and interact closely with the owner, designers, contractors, subcontractors and other trades on projects in commercial and mission critical environments.This is a unique opportunity as we are looking for someone with a background or experience in MEP design who is ready to transition to leading construction administration teams, project coordination and management.On a per project basis, the role may include managing the design and construction administration phases of projects including performing site visits, leading, and representing DLB in client meetings, coordinating with internal and external members, and general project overhead tasks.The Senior Project Manager will be self-directed on day-to-day work and receive high level instruction on new projects or assignments. Will lead project teams of routine or complex scope. May coordinate activities of other personnel.The Senior Project Manager will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.ESSENTIAL FUNCTIONSManage all Elements of Routine and Complex Projects (50%)Drive project design from inception (site acquisition) through design and constructionDevelop owner project requirements (OPR) and initial space planning efforts / schematic designRepresent DLB at site visits including existing condition surveys and punchlistsCoordinate between internal design trades and external team membersManage the construction administration phase of projects including RFI responses, submittal reviews, and change order reviewsCoordinate resource and material forecastingLead project meetingsCoordinate / perform QA / QC plans and specifications to ensure completion in accordance with the project scope and appropriate guidelines and manualsOversee / coordinate internal team member activitiesDevelop cost and time schedules for proposed work with the assistance of project team. Assign and schedule duties to project team members.Monitor and Control Project Financials (25%)Prepare, forecast and monitor project budgets, profitability, margins, bill rates and utilization and maintain overall accountability for the profitability of the projectCommunicate with the client when additional fees / change orders are requiredIdentify potential project risks and develop / implement strategies to minimize impact and control deviations from estimated costs and project deadlinesAccountable for development of cost schedules / schedules of value for client progress billingManage Stakeholder Relations (20%)Lead preparation of proposals, presentations and the overall marketing efforts of the firmLead the promotion of the firm, service and expertise to existing or potential clientsMaintain client relationship to ensure an ongoing positive relationship and work with clients to identify and develop new projectsPrimary contact for clients and build effective, long-term client relationshipsEnsure client satisfaction through active communicationAdministrative (5%)Review and distribute daily reportingAccountable for project contract administrationManage personal and project hours using company toolsCreate / complete departmental reportsCompletion of Assigned Tasks and Deliverables on Time and on BudgetPerforms Other Related Duties as AssignedRequirementsPOSITION REQUIREMENTS (ADVANCED LEVEL FOR ALL THE FOLLOWING)Knowledge of MEP / FA / FP trades and the general requirements for eachKnowledge of industry trends, project management and construction procedures and best practicesKnowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods and coordination of people and resourcesKnowledge of materials, methods and the tools involved in the construction mission critical, commercial buildings or other structuresSkilled at producing drawings and visual aids using AutoCAD and / or RevitKnowledge of the importance of the Method of Procedure (MOP) process and work notificationsSkilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file managementSkilled at using construction management software such as ProcoreSkilled in completing assignments accurately and with attention to detailSkilled at managing personnel and material resourcesOrganizational skills, with the ability to manage multiple tasks simultaneouslyAbility to effectively plan and delegate the work of othersAbility to follow company and site safety requirementsAbility to analyze and prepare documents, reports and correspondenceAbility to communicate effectively in both oral and written form (technical and non-technical information)Ability to communicate effectively directly with clients and at times serve as primary point of client contactAbility to work successfully as a member of a team and independently with moderate supervisionAbility to work under pressure and meet close deadlinesAbility to work independently and collaboratively with onsite and remote team membersAbility to effectively plan and delegate the work of othersAbility to analyze complex information and develop plans to address identified issuesPHYSICAL DEMANDSThe following physical demands must be met by the employee to successfully perform the essential functions of this job.
