ABOUT Y ANALYTICS

Y Analytics is TPG's innovative internal capability, purpose-built to understand and improve the environmental and social impacts of deployed capital, in alignment with value-creation opportunities.


Y Analytics was launched in parallel to The Rise Fund and founded in partnership with TPG/Rise to provide best-in-class insights and tools that improve capital allocation decisions. Our rigorous approach to impact assessment and management draws on evidentiary academic and economic research, enabling greater use of evidence in capital allocation decision-making and impact valuation. Today, Y Analytics directly supports impact assessments and decision-making for The Rise Fund, the TPG Rise Climate Fund, and other TPG companies/vehicles with impact objectives.


Y Analytics also leads sustainability and Environmental, Social, & Governance (ESG) strategy and implementation across TPG in close partnership with colleagues across TPG. We support TPG and its portfolio companies by assessing the financially material ESG performance of current and potential investments and advise on risk mitigation and value-creation opportunities. We also manage ESG analytics and reporting activities for TPG s firm and portfolio, in addition to engagement with limited partners on ESG considerations.

This position may also be located in TPG's NY office.


PRIMARY RESPONSIBILITIES

The Associate will primarily support Y Analytics ESG assessments, property-level value creation proposals, operating partner and property management engagement, and content development for TPG Real Estate Partners (TREP) and TPG Angelo Gordon Private Equity Real Estate (TPG AG).

Established in 2009, TREP is TPG s opportunistic real estate equity investment platform with approximately $6 billion in assets under management. TREP has built a differentiated investment portfolio comprised primarily of real estate-rich platforms and portfolios located in the United States and Europe.


TPG AG has been an investor in commercial real estate since 1993. Originally focusing on investments in real assets across the US, the platform has expanded to Europe and Asia. While TPG AG invests in a wide variety of asset classes and deal structures, it focuses on value-add real estate investments. The platform works in tandem with local operating partners to source deals, correct assets underperformance, and add value.


Additionally, there will likely be opportunities for the associate to provide ESG support to TPG Real Estate Finance Trust (TRTX), Thematic Advantage Core Plus (TAC+), TPG Real Estate Credit Opportunities (TRECO), and TPG AG Net Lease (AGNL), TPG s other real estate investment vehicles.


The associate will work with closely and cross-functionally across ESG, fundraising, and investing and operating professionals. Primary responsibilities include:


  • Supporting research and analysis of environmental, social, and governance risks and performance of potential TREP and TPG AG investments. The associate will partner with TPG s real estate investment teams to assess material ESG performance. This work requires a combination of desk research and data analysis, an inquisitive mindset, self-direction, and pragmatic client service orientation given the rigor and speed of deal flow. The associate will synthesize this research to arrive at actionable conclusions.
  • Engaging with investment teams, property managers, Y Analytics ESG Analytics, Reporting, and LP Engagement Team (EARL), and third-party vendors to analyze site-specific ESG data and improve ESG performance. This associate will work with investment teams and assess and take action on ESG performance insights. The associate will develop potential platform- and property-level sustainability capital and operational improvements. This associate will work with investment teams, operating partners, and property managers to oversee implementation of these value-creation improvements and deliver regular performance reports and investment updates to senior-level stakeholders.
  • Developing scalable systems and processes to enhance stakeholders understanding of sustainability in the built environment. The associate will participate in and conduct training sessions for investment teams, operating partners, property managers, and other stakeholders and will need to keep abreast of developing regulatory, technological, and market dynamics. The associate will also develop procedures and project management tools to scale the evaluation and implementation of sustainability-enhancing activities at the asset level.
  • Interfacing with Limited Partners (LPs) as needed on ESG topics. This will include preparing presentation materials for LP consumption and participating in LP calls on various ESG topics.


REQUIRED QUALIFICATIONS

  • Undergraduate degree required. Relevant programs of study include but are not limited to Real Estate, Environmental Sciences, Environmental Engineering, Environmental Sustainability, Finance, Business, Economics, or Public Administration.
  • Minimum of two years of full-time work experience in a relevant position, ideally in real estate. Other relevant professional experiences include consulting, finance, ESG, or a related field.
  • Exceptional ownership and self-direction: must be able to demonstrate past success driving work forward independently, managing fast-paced projects, and delivering top quality, highly polished outputs with minimal QC/review
  • Demonstrated ability to efficiently conduct and synthesize market research (experience interpreting/applying academic or industry group research is a plus)
  • Exceptional written and verbal communication: must be able to synthesize findings from research and data analysis in presentations and written documents, including PowerPoint, and communicate these to internal and external senior executives
  • Strong quantitative analytics capabilities: must be able to quickly and accurately analyze company, real asset, and third-party data and generate practical insights, with excellent facility with Excel
  • Strong strategic thinker and problem solver: must be able to navigate challenges (e.g., data gaps) with creative problem-solving ability and a can-do attitude

It is expected that the annual base salary for this role will be up to $100,000 USD. Base salary is one component of TPG s competitive total rewards package which typically includes discretionary compensation, comprehensive health benefits, and paid time off. Other incentives may also be available to certain eligible employees.
