Job position summary: HACA is looking for a dynamic, experienced Asset Manager to join our high-performing organization! This position reports to the Director of Development of Austin Affordable Housing Corporation, and will also work with the Vice President. This position will be responsible for overseeing residential real-estate properties, and management companies managing the communities to provide residents with a best-in-class client experience through consistent delivery of quality apartment homes and services while achieving annual financial performance goals and long-term community value.

Summary of Essential Functions:

  • Oversee management companies to ensure all resident objectives and property performance measures are consistently achieved. Review weekly, monthly, and quarterly site reports to monitor property performance and proactively identify potential issues or trends.
  • Conduct property inspections to include amenities, vacant units, maintenance facilities, lease files, property files, and shared folders. Performs monthly review of property financial statements and assists in the reforecast of budgets. Maintain communities to ensure excellent curb appeal and physical condition consistent with company objectives.
  • Communicate changes in property conditions, market conditions, or personnel situations, which may impact property performance. Proactively work with management companies to ensure new property lease-up, occupancy, and financial objectives meet or exceed lender and investor financial models.
  • Review capital improvement contracts and project cash needs to cover cost. Prepare and present annual budgets and business plans for each community that illustrate creative strategies for adding value and enhancing resident experience and property performance.
  • Ensure properties are in compliance with federal and state agency requirements and in good standing. Coordinate federal and state housing inspections, and monitor reporting requirements to ensure timely and accurate information is provided.
  • Assist as needed with financial and operational reporting to lenders and investors. Review marketing strategies and make recommendations for changes in advertising, pricing, or programs.
  • Assist management companies with resolution of escalated resident issues and complaints

Qualifications and Knowledge:

Required Bachelor's degree from a four-year college or university and four years related experience and/or training; relevant curriculum CPM Designation, or equivalent combination of education and experience. Degree in Business Administration or related field. Former real-estate development or multi-property management experience is required.

Preferred: Bachelor's degree from a four-year college or university and one to two years related experience and/or training; or equivalent combination of education and experience. Two years experience in property management and tax credit property management work. Advanced competency with computers, peripherals, and a variety of software including Microsoft Word, Excel, Outlook, and PowerPoint, and operating in a LAN and WAN environment.
