Assistant Property Manager


Job Details

Our client a private real estate owner/operator of commercial real estate assets is seeking to hire a Assistant Property Manager to support the Greater LA portfolio.


RESPONSIBLITIES

Assist in lease administration activities, including verifying lease abstract information and ensuring tenant information within data base is current and up to date

Prepare and coordinate bid proposals and vendor service contracts

Coordinate property access for vendor and leasing tours

Obtain aging reports and critical dates for management quarterly

Coordinate tenant move ins and move outs, including insurance review

Assist in tenant onboarding, including handbooks, tenant welcome letter, tenant contact form,

Initiate tenant set-up in Angus, track maintenance requests and dispatch vendors

Coordinate and monitored status of work assigned to vendors.

Administer access control protocol with tenants, including training and set up

Assist in tenant relations, including holiday gifts, tenant events, quarterly newsletters, and training programs for tenants

Assist with aspects of annual budgets preparation by researching costs for supplies and services and obtaining bids as directed

Ensure tenant bill backs for utilities, HVAC maintenance, and other direct charges are processed in a timely manner (including admin fees)

Assisted with preparations of monthly and quarterly management reports and Common Area Maintenance (CAM) dues

Ensure Certificate of Insurance for tenants and vendors are up to date. Work closely with accounting team so ensure COI s are updated within Yardi

Responsible for leading regular physical inspections of properties as directed by manager

Draft and participates in performance oversight of all vendors who perform contract services

Responsible for updating portfolio for all Energy Star and Measurable as well as meeting all required deadlines

Compensation: $80,000.00 - $85,000.00 base + bonus

This salary range serves as an approximation and the actual salary may vary depending on factors such as education, knowledge, experience and qualifications.
