Job Description Summary

The Financial Analyst will assist with reporting and analysis for the ECD portfolio, which comprises approximately 113 affordable apartment communities. The Analyst will primarily support the Asset Management Data and Analysis Reporting Group; however, this position will also support the entire ECD asset management team.

This position will work with internal and some external clients and must have strong skills in verbal/written communication, quantitative real estate and financing analysis, and organization. Attention to detail and the ability to meet deadlines are imperative. This position reports to the ECD Director/Manager of Portfolio Analysis and Reporting.

Job Description

Consistently and genuinely demonstrate the HEROES principles of HELPFUL, ENGAGED, RESPONSIVE, OUTSTANDING, EXCELLENCE and SUCCESS in all activities and interactions.Assist in the completion and submission of timely and accurate periodic and ad hoc reports for the Enterprise Homes Preservation Fund ( EHPF ) and other funds as they are developed.Assist with updating asset-level financial models and portfolio-level financial models for ECD, EHPF, and other funds as they are developed.Assist in creating, updating, and analyzing portfolio summary consolidated schedules using Python and Excel for critical items such as assets, debt, valuations, NOI, cash flow, and tax capital accounts to provide portfolio visibility for senior management.At the end of the annual audit cycle, assist in producing the real estate-owned schedule for the ECD portfolio.Analyze asset-level financial opportunities, including refinancings, partner buy-outs, cost savings, and revenue enhancements as directed.Collaborate with asset management colleagues to generate annual, mid-term, and long-term asset-level and portfolio-level strategic plans.Assist asset management staff on ECD financial models and the development of asset-level business plans.Other duties as assigned.

Qualifications & Skills

Bachelor s degree or equivalent required, preferably in Business Management, Accounting, Finance, or a related field.Master s degree in real estate, MBA, CPA, or CFA preferred.2-5 years experience in multi-family real estate finance.Proficiency in financial modeling using Excel.Proficiency in PythonStrong organizational skills and ability to coordinate complex activities, prioritize conflicting demands and meet deadlines.Strong verbal/written communication skills.

The base salary for this role is $75,000 to $80,000 depending on level of skills and experience.

The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance.
