Job Details
This is a full-time on-site role for a Project Manager located in Rockville, MD. The Project Manager will be responsible for overseeing the day-to-day logistics management of construction projects, ensuring timely expediting, inspections, and project management.
Office Duties:
- Collaborate with architects, designers and engineers coordinating construction details as needed to complete design, permit and build set drawings.
- Schedule pre-construction meetings with office staff and clients.
- Develop job schedule and update working schedule weekly.
- Attend weekly staff meetings updating the staff as to job progress and needs from the design department.
- Sign off on sub-contractor proposals, send them copies of permits and start dates.
- Confirm sub-contractor pricing and scope of work.
- Schedule jobsite inspections with building inspectors.
- Prepare change orders for changes to the construction contract, additions or credits.
- Update accounting department every week of current job billings, change orders and new jobs.
- Approve material vendors and sub-contractor invoices for payment.
- Review job cost reports bi-weekly for profitability.
- Keep company owner apprised of job status or issues requiring his knowledge.
- Interview and hire new field employees.
Field Duties:
- Visit jobsites several days a week to keep up to date with job progress.
- Schedule regular update meetings at the jobsite with clients and lead carpenter.
- Set carpenters schedule, update schedule board weekly.
- Schedule daily tasks for our company driver.
- Oversee jobsite safety and cleanliness.
- Oversee quality of work of the carpenters and sub-contractors to assure finished product meets our standards.
- Address construction, scheduling and detail questions with lead carpenters and clients.
- Order materials for projects, hardware, doors, specialty trim, protection materials, fixtures, etc.
- Prepare shop drawings for cabinets, millwork, structural steel, and custom metal works as needed for ordering.
- Resolve performance and disciplinary issues as needed.
